Today, Homewell presents the art of real estate photography

When selling a property, showcasing it will inevitably go through the photo stage, one of the most important. Indeed, some buyers will focus solely on the photos in the listing, before moving on to its description, so it is essential that the client has a worthy first impression, in order to trigger the future viewing!

However, photos of this quality are not within everyone's reach, and it is advisable to let a professional handle them, or at least to follow certain tips that Homewell presents in this article, in order to maximize your chances!

What are the key points?

Professional photos make the difference!

The camera lens

A photo taken with a so-called "compact" lens will only reveal a small part of the room in question, and will even make it look smaller than in reality!

The wide-angle lens is the ideal solution to show the real existing space, because it will show almost the entirety of the room, and will even make it look even more spacious to potential interested parties!

Lighting

Closed blinds or curtains, lights switched off, the ideal combo for making a room look dark and cramped, everything a potential buyer will run from!

When taking photos, therefore, always remember to open the blinds or curtains, and to turn on all the lights (unless the outdoor light is already sufficient).

You should also take the photos after checking the weather beforehand, because there is nothing better than 100% natural light! After following these steps, your rooms will look much more spacious!

HDR technology

When you have managed to achieve optimal lighting, it often happens that the exterior comes out poorly, or not at all, which is sometimes a shame. Indeed, provided the exterior is worth it, it will make the photo far more attractive!

HDR technology makes it possible to obtain a perfect exposure, both outside and inside. How? By superimposing 3 shots: one overexposed, one underexposed, and one normally exposed.

The importance of home staging

Very few people, if any, will be drawn to images showing a messy room. The potential buyer's attention will be focused solely on that, and they will struggle to picture themselves in a place that looks poorly maintained.

Decluttering the rooms as much as possible is an essential point! A property that is completely neutral and depersonalized will greatly ease the task for a buyer trying to picture themselves there. Moreover, the property will immediately appear better maintained, and cleaner.

Be careful, however, to keep the property in good condition during viewings so that the buyer does not feel misled.

The tripod

So that none of your photos tilt and are therefore distorted, we strongly recommend the use of a good-quality tripod.

In addition to giving your photos a far more professional look, the tripod will make the photography more natural!

As you will have understood, photographs worthy of the name require a minimum investment, which is worth it, without exception!
