What does it involve?
Home staging consists of showcasing a property in order to sell it at the best price and as quickly as possible.
Since the first impression is the most important, it is important that the buyer is won over at first glance. By showcasing a property using this technique, it will appeal to the greatest number of people, and will trigger, in the best case, an instant attraction in the majority of potential future buyers.
But be careful, home staging is in no way intended to hide a property's flaws, but rather to showcase its existing qualities.
What are the key points?

Decluttering
When a room is overloaded, future buyers cannot visualize its true potential. If you have too many bulky decorations, potential buyers will not be able to gauge the available surface area or the property's brightness. The first step will therefore consist of getting rid of unnecessary trinkets in order to declutter the decor and keep only the essentials.

Tidying up your interior
During a viewing, the potential buyer must be able to focus on the property's strengths. However, if they find themselves in a cluttered, messy space, their attention will automatically be directed toward the lack of upkeep given to it. This impression could easily cause a sale to fall through.
Depersonalizing
The buyer must be able to feel at home in order to picture themselves there. Any element that is too personal, such as paintings or photos, should be removed (or minimized as much as possible) in order to let the client imagine living in the property they are discovering.


Small repairs
Small details such as a handle to replace, a broken bulb or even a damaged wall could put the client off. The property must be presented as ready to be lived in immediately. This work therefore represents little effort but is a crucial element when it comes to home staging.
Rearranging
Sellers are strongly advised to reassess the layout of their rooms, and therefore to rearrange them if needed! If the property is empty, furnishing it (at low cost) will make it welcoming and will help potential buyers picture themselves there. The same goes for the outdoor spaces: if your balcony, terrace or garden is empty, furnishing them (sofas, plants, etc.) will give them more life.
